Why Roodepoort floors take a beating

Roodepoort grew up around the gold diggings at the western end of the Witwatersrand, and it still works for a living. A large industrial strip runs along the Main Reef Road towards Randfontein, home to logistics firms and light industry, while the business node has shifted north to Constantia Kloof beside the N1, with office parks, bank regional offices and a large hospital.

Around that sit some of the West Rand's most settled family suburbs. Florida was laid out in the 1880s, so plenty of garages there have been parked on, leaked on and repainted for decades. Further north, Weltevredenpark, Wilgeheuwel and Ruimsig are newer, and Ruimsig has its own country club. In practice that points to three kinds of floor: tired garage slabs that need proper prep, working floors that take trolleys and oil, and newer homes where the garage is half workshop, half entertainment space.

Good epoxy flooring in Roodepoort starts with the concrete, not the colour. Every floor we install is ground back to sound concrete, repaired, primed and then coated with a system chosen for how the room is actually used.

    Four systems, four jobs

What epoxy flooring costs in Roodepoort

Across all systems, epoxy flooring sits at roughly R250 to R1,500 per square metre installed. In garage terms, a typical double garage of about 36 m² starts from around R12,000 as an indicative figure, and climbs from there with the finish you choose. The things that move a Roodepoort price are:

    • Size. Getting the team and equipment on site costs roughly the same on a small floor as a big one, so the rate per m² usually drops as the area grows.
    • The system. Solid colour uses the least material and labour; flake and metallic add layers and skilled hand work.
    • Slab condition. Old paint, oil soaked deep into a workshop floor, or a web of cracks all add grinding and repair time.
    • Coats and thickness. A thin roll-on coat and a thick self-levelling screed are different jobs at different prices.
    • Access and timing. Stairs, tight driveways and working around stock or shifts all take longer.

Workshop and industrial floors on the West Rand

Finish example: a grey workshop floor with yellow lines marking the work area and the doorway route.

Along the Main Reef Road and in the business parks off the N1, floors do real work: pallet jacks, trolleys, vehicles in and out of roller doors, and spilt oil, brake fluid or coolant. Bare concrete soaks all of that up and throws off dust with every sweep. Our heavy-duty industrial coatings seal the slab so spills sit on the surface and wipe away.

Line marking is added in the same system, so walkways, work bays and doorway routes stay visible without taped lines that lift. Commercial floors we can quote for in Roodepoort include:

    • Vehicle workshops and fitment bays
    • Storage units and small warehouses
    • Light manufacturing and assembly floors
    • Showrooms and retail floors
    • Clinic, practice and office back-of-house areas
    • Canteens, kitchens and wash-down areas

Garage floor epoxy and home floors in Roodepoort

For most homeowners, the garage is where epoxy makes the biggest difference. A properly installed garage floor epoxy stops the dust, resists hot-tyre marks and turns an oil drip into a quick wipe. If you are still deciding whether it is worth it, our article on whether to epoxy a garage floor sets out the case for and against.

For busy family garages, a flake-chip broadcast system is the practical favourite, because the speckle hides grit between cleans. Where the garage doubles as a bar or games room, a metallic finish gives it a showpiece look. Other rooms we coat in Roodepoort homes:

    • Covered patios and braai areas (with a UV-stable topcoat)
    • Sculleries and laundries that get wet every day
    • Home gyms that need a tough, easy-clean floor
    • Entertainment rooms and home bars

How we install an epoxy floor, step by step

Applying the coats is the quick part of a job that is mostly preparation. Here is the order our installation team works in on a typical Roodepoort floor:

    1. 1

      Site visit and moisture check

We measure the floor, look for cracks, old paint and oil, and test the slab for rising moisture. Plenty of older Florida garages have decades of history in the concrete, and what we find here sets the prep and the price.

    2. 2

      Diamond grinding

The surface is ground back to open, sound concrete. This removes laitance, sealers and failing coatings so the primer can grip the slab itself rather than whatever was sitting on it.

    3. 3

      Repairs

Cracks, pits and spalled edges are filled with an epoxy repair mortar and ground flush, so they do not print through the finished coat.

    4. 4

      Primer

A penetrating primer soaks into the ground concrete and locks the system to it. On a workshop floor this is the coat that stops oil and water getting under the finish later.

    5. 5

      Body coat and broadcast

The coloured body coat goes down. For a flake floor the chips are broadcast into it while wet; for an anti-slip workshop floor, a fine aggregate is.

    6. 6

      Topcoat

A clear or pigmented topcoat seals everything. Outdoors, or where sun hits the floor, this is a UV-stable polyurethane rather than plain epoxy.

    7. 7

      Cure and handover

We tape off the area, tell you when it can take feet, furniture and finally vehicles, and walk the floor with you before we leave.

A single or double garage usually runs from grinding to walk-on in two to three days, with vehicles kept off until the coating has fully cured. Our page on how a job runs from quote to handover covers the booking side.

Highveld weather and your West Rand floor

Sun. High-altitude sunshine is hard on coatings. Ordinary epoxy yellows and goes chalky when sunlight reaches it every day, so a patio, carport or a garage whose door stays open all afternoon gets a UV-stable polyurethane topcoat over the epoxy.

Winter cold. Dry winter days can be pleasant while the nights are cold enough to chill a garage slab right through. Epoxy cures slowly on cold concrete, so in June and July we coat in the warmer middle of the day and allow extra days before cars go back in. There is more on why cure slows on a cold slab in our drying-time article.

Summer storms. Afternoon thunderstorms, sometimes with hail, can arrive fast. For outdoor work and for garages where the door has to stay open for airflow, we plan coats around the forecast so a fresh surface is not rained on before it has set.

    Water-based, solvent-based or solvent-free epoxy?

Not all epoxy is the same product, and the differences explain why a hardware-store kit and a professional floor behave so differently.

    • Water-based epoxy has little smell and is easy to apply, but it goes on thin. It suits a light-duty storeroom or a sealer coat, not a floor that takes cars or trolleys.
    • Solvent-based epoxy penetrates well, which makes it useful for some primers, but a good part of what goes on the floor evaporates as it dries. It also gives off strong fumes, which matters in a closed garage attached to the house.
    • Solvent-free (100% solids) epoxy keeps almost everything you put down, so it builds a thick, hard layer. It is the usual choice for garage and workshop body coats, because it stands up to vehicles, impacts and chemicals.

Choosing the right floor for your Roodepoort property

Before you settle on a colour, work through these questions. They decide the system; the colour comes last.

    • What will actually drive, roll or drop on it — a car, a pallet jack, gym weights?
    • Does sunlight reach the floor for part of the day? If so, plan a UV-stable topcoat.
    • Can it get wet — rain through the door, a washing machine, a hose-down? Ask about anti-slip.
    • Is there old paint, sealer or deep oil staining? Budget for grinding it off.
    • How long can you do without the space? A thin system is back in use sooner than a multi-coat one.
    • Do you want dirt to disappear (flake) or to make a statement (metallic)?

    Roodepoort epoxy flooring questions

Common questions from Florida, Constantia Kloof and Ruimsig homeowners.

Yes. We install epoxy flooring throughout Roodepoort, from Florida and Florida Park to Constantia Kloof, Weltevredenpark, Wilgeheuwel, Ruimsig, Strubensvallei and Honeydew. We visit for a free on-site assessment, measure the floor and give you a written quote.

As an indicative guide, epoxy flooring runs roughly R250 to R1,500 per square metre installed, depending on the system: solid-colour R250 to R400, flake R350 to R1,200, industrial or self-levelling R300 to R800 and metallic R450 to R1,500. Floor size, the state of the concrete and how much preparation it needs move the final figure, which is why we quote after seeing the slab.

Often, yes. On larger workshop and storage floors we can phase the job, doing one section at a time so racking and stock can be moved across rather than out. Tell us how the space is used at the site visit and we will plan the sequence around it.

Not straight over it. Old garage paint is a very common reason a new coating peels, because the epoxy only sticks as well as the paint underneath does. We diamond-grind the old coating off back to sound concrete, repair any damage, and then prime the bare slab.

It can, but not as plain epoxy on its own. Standard epoxy yellows and chalks in strong Highveld sun, so any floor that gets direct sunlight is finished with a UV-stable polyurethane topcoat, and an anti-slip texture is added where the surface can get wet.

Yes. Cold nights keep a garage slab cool well into the morning, and epoxy cures more slowly when the concrete is cold. In winter we schedule coats for the warmer part of the day and allow extra time before cars go back in. We will give you the adjusted timeline with your quote.

A smooth gloss coat can be slippery when wet, like any sealed floor. Flake floors have some texture built in, and on workshop floors, ramps and outdoor areas we broadcast a fine anti-slip aggregate into the coating so it keeps its grip.

A single or double garage is usually grinding to walk-on in two to three days, depending on the system and the weather. Metallic and other multi-coat decorative floors take longer because each coat needs to cure before the next. You get a day-by-day timeline and a return-to-use date with your quote.
