What Randburg asks of a floor
Randburg became its own town in 1959, named after the rand that arrived at about the same time, and today it is one of Johannesburg's north-western districts. It takes in established suburbs such as Ferndale, Blairgowrie and Linden, family homes further north in Northriding and Olivedale, and Cresta Shopping Centre as its retail anchor.
It also has a working side. Strijdompark, squeezed between the N1 Western Bypass and Malibongwe Drive, is a light-industrial area with a strong motor sales and repair trade, and Kya Sand further north is industrial too. So epoxy flooring in Randburg covers two quite different briefs: good-looking, easy-clean floors for homes and patios, and tough, oil-resistant floors for workshops and storage units.
Whichever one yours is, we start the same way: a free visit to see the concrete, because the slab you have decides the system you need.
Which epoxy system suits a Randburg floor?
Four systems cover nearly every job in the area. Here is what each is good at, its indicative installed price and how long the space is out of use.
| System | Suits in Randburg | Indicative price | Downtime |
|---|---|---|---|
| Solid-colour epoxy | Single garages, sculleries, laundries and storerooms in Ferndale and Blairgowrie homes | R250 – R400 / m² | Walkable a day after the last coat; allow about a week before parking |
| Flake-chip epoxy | Garages that double as workshops, and busy passages that need texture and hide grit | R350 – R1,200 / m² | Walkable a day after the sealing coat; about a week before cars |
| Industrial / self-levelling | Workshops, fitment bays and storage units in Strijdompark and Kya Sand | R300 – R800 / m² | Sequenced around trading hours, bay by bay where possible |
| Metallic epoxy | Open-plan living areas, home offices and small showrooms that want a feature floor | R450 – R1,500 / m² | The longest — multiple coats, each cured before the next |
Guide prices per m², installed. The firm figure follows the site visit. Downtime is for mild weather — winter adds time.
Epoxy floor prices in Randburg: what changes the number
Installed epoxy flooring runs from about R250 to R1,500 per m², and a typical single garage of around 18 m² starts from roughly R6,000 as an indicative figure. Where your floor lands in the range comes down to a handful of things:
- The finish. A single solid colour is the leanest option. Flake adds a broadcast layer and a clear seal; metallic is hand-worked and multi-coat.
- What is on the slab now. Tiles, paint, sealer or years of engine oil in a Strijdompark bay all mean more grinding.
- Cracks and levels. Repairs and any levelling screed are priced on what we find.
- Indoors or out. Sun-exposed floors need a UV-stable seal and often anti-slip grit.
- Area and access. Larger floors usually cost less per m²; tricky access and working around trading hours add time.
The full band-by-band breakdown lives on what each system costs.
Workshop and commercial floors in Strijdompark and Kya Sand
A motor workshop is about the hardest place a floor can live: jacks and trolleys, hot tyres, brake fluid and oil, and constant sweeping. Raw concrete stains, dusts and holds on to everything. A seamless coating from our range of commercial and industrial systems keeps fluids on the surface, makes the bay easier to keep clean and brightens the unit by reflecting light.
Painted bay lines, walkways and no-go zones are built into the coating, so they last as long as the floor. The commercial spaces we price in Randburg include:
- Motor repair and fitment workshops
- Storage and distribution units
- Small factories and assembly lines
- Shops and retail back-of-house
- Offices, receptions and showrooms
- Food prep areas, cold rooms and wash bays

Garages, sculleries and living spaces in Randburg homes
In a Randburg home the garage is usually first in line. An epoxy coating for a home garage seals the dust in, shrugs off tyre marks and makes spills a wipe-up job. If the garage also has a workbench, a decorative flake floor hides sawdust and grit far better than a plain colour.
Beyond the garage, our residential epoxy floors are a good fit wherever a room gets hard use:
- Sculleries and laundries, where water and detergent hit the floor daily
- Open-plan living areas and home offices that want a seamless feature floor
- Home gyms and playrooms that need something tougher than tiles
- Covered patios and braai areas, sealed for sun and weather
Wondering whether it will last the distance? We explain how long a coating lasts and what shortens its life in a separate article.
Built for Highveld sun, frost and storms

Randburg's patios and entertainment areas are where the weather matters most. Standard epoxy is not UV-stable: in strong Highveld sun it yellows and turns powdery, often first along the strip of floor the sun reaches each afternoon. The fix is to finish the floor with polyurethane, which holds its colour in sunlight, over the epoxy base.
Winter brings the opposite problem. Clear, dry days can follow nights cold enough for frost, and a slab that has chilled overnight slows the cure. We plan winter coats for the warmest part of the day and build extra curing time into the handover date.
Summer is storm season. Afternoon thunderstorms, and sometimes hail, can roll in quickly, so outdoor and open-sided work is scheduled around the forecast. Where water can reach the surface, we add anti-slip grit. The same thinking applies to outdoor epoxy on driveways, which faces both sun and rain.
Our installation process in Randburg
Most of the work in a good floor happens before any colour goes down. This is the order our appointed installation team follows:
- 1
We look at the slab first
At the free site visit we measure, check for moisture coming up through the concrete, and note old tiles, paint, sealer or oil. A patio slab and a workshop floor start from very different places.
- 2
Grind back to clean concrete
Diamond grinding opens the surface and strips off whatever is on it. Nothing bonds well to a dusty, sealed or painted slab, so this step matters more than any coat that follows.
- 3
Fill and level
Hairline cracks and pitted patches are filled with epoxy mortar and ground smooth, so they do not show through the finished floor.
- 4
Prime
The primer is absorbed into the ground concrete and gives every later layer something to hold on to.
- 5
Build the colour layer
The pigmented body coat goes on. Flake is scattered into it while it is still wet; on outdoor or workshop floors, anti-slip grit can be added at this stage.
- 6
Seal it
A clear or coloured topcoat locks everything in. On a patio or anywhere the sun reaches, the seal is a UV-stable polyurethane.
- 7
Let it cure, then hand over
We cordon off the floor and give you clear times for foot traffic, furniture and vehicles, then check the finished floor with you.
For a single or double garage, expect two to three days from grinding to walking on it. See our step-by-step installation process for how booking, the site visit and handover fit around it.
Water-based vs solvent-based vs solvent-free epoxy
The word "epoxy" covers products that behave very differently once they are on a floor. In plain terms:
Water-based
Low odour and forgiving to apply, which makes it popular in DIY kits. The film is thin, so it suits light-duty rooms and sealer coats rather than a garage or workshop.
Solvent-based
Soaks into concrete well, which is why some primers use it. Much of the liquid evaporates as it dries, leaving a thinner coat, and the fumes need good ventilation.
Solvent-free (100% solids)
Almost everything applied stays on the floor, giving a thick, hard, chemical-resistant layer. This is the usual choice for body coats on floors that take vehicles or trolleys.
Five questions to settle before you choose
- Indoors or outdoors? Anything the sun reaches needs a UV-stable seal.
- What is the heaviest thing it will carry — people, a car, a loaded pallet jack?
- Will it get wet, oily or both? That decides texture and chemical resistance.
- Is the existing floor bare concrete, painted or tiled? Each needs different prep.
- Do you want a practical floor that hides dirt, or a feature floor people notice?
Slip resistance is the question people most often forget; our article on whether epoxy floors are slippery covers the options. More general answers are on our epoxy flooring FAQ page.
