Why the city changes the spec

An epoxy floor laid 1,753 m above the sea

Johannesburg sits on the Highveld at 1,753 m, and the floor under your car or your sofa feels it. Summers bring afternoon thunderstorms; winters are dry and sunny, with July nights averaging 3.5 °C at O.R. Tambo. The sun is stronger at this altitude than at the coast, and parts of Gauteng are built on clay that swells and shrinks with the seasons. None of that stops epoxy from being one of the toughest, easiest-to-clean floors you can own. It does mean the system has to be chosen for where it is going: a UV-stable topcoat on a sunny patio, grip at a garage threshold that takes storm water, cracks treated before they can reflect through, and a cure plan that respects a cold July slab.

    Local conditions

What the Highveld does to a floor

Four local conditions decide which system goes down and when. Each one is built into the quote rather than discovered after the job.

    Stronger sun at 1,753 m

UV rises by about 12% for every 1,000 m of altitude, so a Johannesburg floor in direct sun takes roughly a fifth more than one at sea level. Epoxy can discolour in direct sunlight — a South African product data sheet says so outright — so sunlit patios and showrooms get a UV-stable topcoat.

    Summer storms, dry winters

O.R. Tambo averages 131.7 mm of rain in January and 1.7 mm in July. Water blown under a garage door in a December storm is the test a floor faces here, so thresholds and patios get grip broadcast into the top coat, and summer installs are timed around the afternoon storms.

    Cold slabs in mid-winter

July nights average 3.5 °C and days only 15.8 °C. One South African floor-epoxy data sheet sets 10 °C as the minimum slab temperature, and gives about six days to light traffic at 10 °C against four at 20 °C. We read slab temperature on the day and give you the later date honestly.

    Clay soils and cracked slabs

Expansive clays are found across parts of Gauteng, and as they swell and shrink they crack slabs and floors. A crack that is still moving reflects straight through a rigid coating, so every crack is assessed and treated before the primer goes down.

    How it works

    How your free quote works

From a photo of your slab to a written price and a return-to-use date, in three steps.

    1

    Send us the floor

Call 011 018 0264, or send your suburb, a rough size and a photo of the slab as it is now. Show us the cracks, oil stains and old paint too, because they decide the prep.

    2

    Slab check on site

On site we measure, test for moisture, map any cracks and note whether the floor catches direct sun or storm water, then match a system to what we find.

    3

    One written figure, one date

You receive a single written price for prep, materials and labour, plus the day you can walk on the floor and the day you can park on it. In mid-winter that second date is later, and we say so up front.

Epoxy flooring in Johannesburg: common questions

Cost, finishes, timing and coverage, answered for Highveld homes and businesses.

Our guide range is R250 to R1,500 per m². A plain solid colour sits near the bottom of it and a poured metallic near the top. The slab moves the number as much as the finish does: a floor that needs crack repair, old paint ground off or a moisture-tolerant primer costs more than a sound one. The pricing page lists the band for each system, and the site visit turns that into a fixed figure.

Choose solid colour for a working garage or workshop, where you want one even tone that is quick to clean and cheapest per m². Choose flake when you want something that hides tyre marks, dust and scuffs, since the broadcast vinyl chips break up the surface and add a little texture underfoot. Choose metallic when the floor is the feature, in a lounge, showroom or entrance, because the pigment is worked by hand into a one-off pattern that no tile can match.

Sandton, Randburg, Midrand, Fourways, Roodepoort and the West Rand, and Bedfordview and the East Rand, plus the suburbs in between. If your address is further out, call 011 018 0264 and we will tell you straight whether we can get to you.

Yes. Commercial floors get a thicker build than a home garage, chosen for the load they carry: forklift and pallet-jack wheels, chemical spills, hot-water wash-downs or all three. We add anti-slip where floors get wet and line-mark walkways where people and machines share the space, and big floors can be phased in sections or done over a weekend so the operation keeps running.

A single or double garage is usually ground, coated and finished over a few days on site, with cure time between coats. A large commercial floor takes longer. On a Johannesburg slab the season matters too: in July the concrete can sit below the 10 °C minimum that floor-epoxy data sheets set, which stretches the days before you can walk or drive on it. You get both dates in writing with the quote.

Yes, with no call-out fee and no obligation. We measure, check the slab for moisture and cracks, talk through finishes with you, and then send one written price that covers grinding, repairs, materials and labour. Call 011 018 0264 or book online.
